The property management division of The Brennan Company is the most crucial ingredient to the successful operation of our investment income properties. Our management, leasing and property accounting personnel have an average level of experience in the industry in excess of twenty years. Our attentive and “hands on” property management approach, professional financial reporting practices and our commitment to excellence continually yield outstanding results for our property investments. As one example of our commitment to excellence, The Brennan Company was awarded the first annual “Thanks Award” for community service in Garland, Texas for the facade and structural improvements made to two shopping centers in Garland. The Brennan Company was awarded with a Proclamation from the Office of the Mayor of Garland for the retail revitalization of these shopping centers in October 1991. Functions performed by our property management division include property and tenant file management, new lease processing, lease maintenance, daily correspondence and vendor maintenance control. Additional functions include the onsite weekly inspection of our local properties. This “hands on” approach insures that we act proactively to resolve any problems and allows us to quickly respond to any tenant requests or concerns. Annual budgets and escalations are prepared through an internally developed software program which tracks rental collections and expenses on a monthly schedule. Comprehensive financial reports are distributed to all investors and partners monthly through the combined efforts of the management and accounting departments. |
